Your Role and Responsibilities
The Head of Real Estate (New York)

  • Partner with clients to collect and generate requirements and scope for space and investments
  • Business engagement lead for all Real Estate initiatives within the region
  • Proactively engage business leaders at each location to develop investment prioritization and provide status updates on the execution of key strategies
  • Integrate with clients throughout the region on business planning, goals, problem statements and solutions
  • Partner with clients and real estate support functions (Transactions, Strategy, Construction, Design and Facility Management) to enable performance
  • Optimize cost and efficiency, delivering shareholder value for each location within the region
  • Embedded within the business at each location, participating in client’s goal setting and business planning process
  • Client escalation and issues management
  • Review and utilize data and operational reports to identify outliers, opportunities and garner insights over the delivery of real estate services across the region
  • Deliver business intelligence and reporting to the clients
  • Real Estate lead to coordinate and provide the voice of the client for all real estate pilots and test and learns
  • Lease renewal, acquisition, and disposition planning
  • Develop fact based scenario planning and educate the business on context, drivers and options
  • Educate the clients on emerging trends and alternatives in real estate
  • Drive more agility in the regional real estate portfolio
  • Workplace and occupancy planning. Management of demand and capacity for each asset within the region
  • Conduct quarterly business reviews with key stakeholders for locations within the region
  • Understand the full array of stakeholders, purpose of requests and relationship accountability to avoid duplication of effort, false starts and confusion
  • Coordinate and lead all engagement and status meetings, including but not limited to annual, quarterly business reviews monthly real estate updates and weekly operational reviews
  • Ambassador for GRE transformation, strategy and initiatives inclusive of sustainability and innovation
  • Align on geographic and go to market strategies across all of GRE, Business Units and other key stakeholders and subject matter experts

This position will require the candidate to live within a one-hour commute to the IBM Headquarters in Armonk, NY. IBM will not be offering a relocation package for this position. The portfolio will include our key enterprise hubs in the Mid-Hudson Valley: Armonk, Poughkeepsie and Yorktown, NY; Lowell, Boston and Cambridge, MA and several ancillary locations north of New York City.

Required Technical and Professional Expertise

  • Demonstrated experience in Corporate Real Estate, Finance – Business Case Development and Budget Management, People Leadership, Promoting Compelling Vision
  • Exposure to Key Executive Stakeholders
  • 5+ years experience performing or working with Corporate Real Estate functions such as Market Strategy, Space and Occupancy Planning, Real Estate Finance, Design and Construction, Facility Management, Transactions Management
